Each tenant is asked to review the Rental Agreement and acknolwge that they agree to its conditions by emailing back a statement of their agreement. If there is any exception to this, it must be discussed with the owners.

We are family oriented and welcome families and their children and pets (with a fee). However, our experience has shown that groups of young people do not take care of our houses. Therefore, we now have a policy that we do not rent to groups of young people who are less than 24 years of age. There may be certain exceptions to this policy, especially if a group has rented from us before and took good care of the house. Any exception must be negotiated with the owner and an appropriate security deposit determined. If we determine that a group of young people has ignored this policy, and we suspect that they are not taking proper care of the house, they will be subject to immediate eviction by our management company or the police. For that matter, any tenant who is abusing the property, ignoring the 11 PM noise limit determined by the County, or exhibiting abusive behavior, will be subject to eviction. Tenants are responsible for maintaining the property in good condition, and will be held financially responsible for any damages. Tenants should observe the check in and and check out times, as stated, unless an earlier or later time is granted.


Please note that our rentals are nonsmoking, but we do allow pets for a fee of $70 each in large houses and $50 each in Red Run. Please bring your food, paper goods, and other supplies. We attempt to have limited toilet paper and cleaning supplies in the unit for your arrival, but cannot guarantee supplies; therefore bring toilet paper and paper towels for your stay. Telephones are in each unit and provide unlimited local calls. However, there is a blocking service to prevent long distance calls. Please be prepared to use your cell phone or credit/calling cards or call collect when making toll calls. (Red Run does not get some cell signals.)

Rental Costs

We try to maintain the lowest possible rental costs to our tenants, while providing the amenities that they ask for. We also try to offer options for our renters to save. All rates include a cleaning charge to prepare the unit for the next tenant, supply of linens for all the beds in the house, as well as a management charge.  We may allow you to reject the linen charge of $100 if you are less than 60% of the full occupancy of the house and have a short term rental, as long as you are willing to provide your own linens for your stay. If you have a smaller group than full occupancy, we may negotiate a lower rate, or if it is last minute rental, a discount may be possible. We will sometimes run specials, especially during offseason times. Returning renters always get a discount. It does not hurt to ask about these when inquiring about booking one of our houses.



The prices quoted include linens.  Linens include top and bottom sheets, pillow cases, towels, hand towels, wash cloths, and a few dish towels.  Linens are delivered and placed on the proper beds for you to make by our management company, which delivers the linens and checks the house before each tenant to make sure everything is ready for you. Beds are not made to keep our prices low.  If making the beds is important to you, you can request premier linen service for $150 more.
